Code of Conduct: Elite Firedoor Installations

1. Our Commitment

At Elite Fire Door Installations, we are dedicated to life safety. Our primary objective is to ensure that every property we service is equipped to protect its occupants and contain the spread of fire. We commit to upholding the highest standards of workmanship, integrity, and compliance in all our operations across Sussex, Surrey, London and The South.

2. Strict Regulatory Compliance (2026 Framework)

All work undertaken by Elite Firedoor Installations strictly adheres to the latest UK fire safety legislation, building regulations, and 2026 industry standards, including:

  • The Regulatory Reform (Fire Safety) Order 2005 (FSO)
  • The Fire Safety Act 2021 & Fire Safety (England) Regulations 2022
  • The Fire Safety (Residential Evacuation Plans) (England) Regulations 2025 (Effective April 2026)
  • Building Regulations (Approved Document B & Regulation 38)
  • BS 8214:2026: The updated code of practice for fire-resisting and smoke control door assemblies (covering timber, metal, and composite systems).
  • BS 9999 / BS 9991: Codes of practice for fire safety in the design, management, and use of buildings.

3. Scope and Standard of Work (Aligned with BS 8214:2026)

Our expertise is strictly focused on Certified Fire Door Installations, Fire Door Upgrades, and Compliance Repairs.

  • Material Inclusivity: In accordance with BS 8214:2026, we apply rigorous, evidence-based installation standards across all door materials—including timber, metal, and composite fire door systems.
  • Certified Components: We strictly use certificated, compatible components (doors, frames, intumescent seals, hinges, and hardware) tested to British and European standards (e.g., BS 476-22 or BS EN 1634-1).
  • Precision Tolerances: We adhere to the stricter installation tolerances and structural interface requirements mandated by the 2026 guidelines, ensuring gaps consistently remain between 2mm and 4mm (ideally ≤ 3mm) for optimal seal activation.
  • HMO & High-Rise Upgrades: We ensure that all Houses in Multiple Occupation (HMOs) and multi-occupancy buildings we upgrade meet the specific compartmentation requirements needed to support new person-centred evacuation plans required by the April 2026 regulations.

4. Accurate and Transparent Surveys

We offer detailed surveys to identify exactly what is required to bring a property up to compliance.

  • We do not conduct general fire safety inspections; our surveys are strictly focused on assessing the current state of fire door assemblies against 2026 compliance metrics.
  • We conduct transparent and honest surveys strictly for quotation purposes. These surveys assess exactly what is required to bring your property up to regulatory compliance—such as identifying the need for correct hardware, undamaged intumescent seals, and fully operational self-closing mechanisms—so we can provide you with an accurate and tailored proposal.

5. Traceability and “The Golden Thread”

In strict alignment with the Building Safety Act 2022 and Regulation 38, we maintain meticulous, digitally traceable records of our work.

  • Evidence-Led Handover: Upon completion, we provide the “Responsible Person” with comprehensive Regulation 38 fire safety information. This includes photographic evidence, installation reports, and certification details for all materials used.
  • Lifecycle Accountability: We ensure that every component installed can be traced back to its original fire test evidence. This provides the necessary documentation to support quarterly communal door checks and annual flat entrance checks required by law.

6. Health, Safety, and Site Conduct

As dedicated professionals and subcontractors operating under the Construction Industry Scheme (CIS), we prioritise the safety of our team, our clients, and the public.

  • Site Safety: We adhere to strict health and safety protocols on all sites, minimising disruption and hazards.
  • Operational Hours: To maintain the highest quality of workmanship and safety, all installations, compliance repairs, and site surveys are scheduled exclusively during standard daytime operating hours; we do not undertake night shift work.
  • Professional Behaviour: Our team will always conduct themselves professionally, respecting the properties we work in, whether they are occupied HMOs or active construction sites.
  • Waste Management: All removed materials, packaging, and debris will be cleared from the site and disposed of responsibly.

7. Client Communication and Accountability

  • We ensure that the “Responsible Person” fully understands the work being carried out, their ongoing legal obligations for routine door checks, and how our installations support their broader building evacuation strategies.
  • If a fire door assembly is found to be beyond repair and requires a full replacement to meet BS 8214:2026 standards, we will clearly explain the structural or regulatory reasoning to the client.

8. Data Protection and Privacy Policy

At Elite Firedoor Installations, we respect your privacy and are committed to protecting your personal data in strict accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.

Any personal, business, or property information collected during our quotation surveys, installations, and compliance repairs is stored securely. This data is used exclusively for the purpose of fulfilling our services, providing accurate quotations, and maintaining the legally required regulatory traceability (the “Golden Thread”) for your building’s safety records.
